Impact on Area Infrastructure

The developer has provided a full traffic impact analysis by a specially certified engineering firm for the proposed development. The City Council will take every measure to ensure the safety of its citizens based on the results of the analysis. The soon-to-be completed NASA Parkway Bypass will help alleviate congestion on this major roadway.

Is the city’s infrastructure, including water, wastewater, drainage and emergency services, capable of handling the increased demand created by development?

A: Yes. Nassau Bay’s infrastructure is prepared to handle the new development.   In addition, the developer will be making improvements to the area’s utility infrastructure as part of the project.

How will the new development impact the city’s traffic flow?

A: The proposed project extends Saturn Lane through to Space Park Drive. When rebuilt, Space Park Drive will be a gently curving two-lane road with street parking on each side. Both redesigned streets will have dedicated turn lanes and pedestrian cross walks. The new street sign creates a dynamic gateway to our city and will encourage patronage of new retail and office facilities.

Is Clear Creek ISD capable of handling the potential increase in students living in the new development?

A: Yes. The city stays in contact with our school district, making officials aware of our plans for development, allowing the district to plan accordingly.

Are utility providers such as electric, telephone and cable services aware of the new development?

A: Yes. The service providers are aware of the project and prepared for the additional demand.

What will happen to the existing Nassau Bay City Hall?

A: As part of the developer agreement, the developer will build a new Nassau Bay City Hall. In the interim, the City Hall is located on the second floor at 18100 Upper Bay Road next to the post office.

What will happen to the existing fire station?

A: A new fire station will be built to accommodate our new technology and equipment. The city needs a new facility regardless of new development taking place.

Why does the city need a new fire station?

A: The current facility is not adequate to store the emergency vehicles needed to serve our community and does not have the capacity to manage today’s needs. In addition, the city also needs a ladder truck to better address potential emergencies in existing multi-story buildings. The ladder truck will contribute to lowering the city’s ISO rating for improved insurance rates throughout the city.

Where will the fire station be located until the new building is constructed?

A: The interim fire station location will be on Surf Court and is currently under construction. Upon completion of the new, permanent fire station, the interim facility will become home to the Public Works Department.

Are other areas of Nassau Bay being considered for redevelopment?

A: Future development plans include the waterfront areas currently occupied by Balboa Apartments and the shopping centers on Upper Bay Road and Point Lookout Drive. While this area was the focus of the city’s initial planning, the Griffin project presented more immediate opportunities. The city is certainly interested in redevelopment projects in all of these areas and will continue to pursue them.
